This residence on 21st Place is a refined architectural dialogue between Old World charm and contemporary Mediterranean minimalism. The design moves away from traditional ornamentation, instead focusing on pure forms, arched transitions, and a restrained material palette that evokes the timelessness of a European coastal villa reimagining for a modern Southern California context.
The home’s exterior is defined by its smooth, hand-troweled plaster and rhythmic geometry. Strategically placed arched openings serve as a recurring motif, softening the modern structure while framing curated views of the neighborhood and coast. The architecture prioritizes a sense of “sheltered transparency,” where deep-set windows and private loggias provide an intimate sanctuary from the street while inviting constant natural light and air into the interior core.
The interior experience is a study in tactile serenity. A palette of bone, warm limestone, and soft oak creates a luminous backdrop that shifts subtly with the daylight. By pairing clean, minimalist lines with the organic warmth of natural stone and plaster, the living spaces achieve an atmosphere of quiet luxury.
