This full remodel in Manhattan Beach reimagines a classic beachside residence with a fresh, modern sensibility while honoring the relaxed spirit of California coastal living. From the striking new facade to the carefully curated interiors, every space was thoughtfully designed to enhance daily life and elevate comfort.

The home features an inviting open layout with seamless indoor-outdoor connections, perfect for entertaining and everyday living. The outdoor patio becomes an extension of the living space, centered around a custom fire pit and al fresco dining area. Inside, bespoke elements—such as a patterned tile entry, sculptural stair railings, and layered materials—introduce warmth and personality.

Natural light, thoughtful finishes, and tailored furnishings create a home that feels both elevated and approachable. A second-level loft offers an ideal work or reading space while maintaining visual connection to the main living area below. Throughout, the design emphasizes function, flow, and the calm beauty of the Southern California lifestyle.

We had the pleasure of working with LMD Architecture on a major remodel of our duplex in Manhattan Beach, and we couldn’t be more pleased with the results. From the initial consultation to the final design, the LMD team demonstrated a rare blend of creativity, professionalism, and deep understanding of both aesthetics and function.

They listened carefully to our goals and lifestyle needs and translated those into a design that feels both timeless and personal. Their knowledge of the Manhattan Beach area—including zoning, view corridors, and coastal regulations—was invaluable in helping us navigate the process smoothly.

Communication throughout was clear, responsive, and thoughtful. Luis was very patient, an excellent listener and a pleasure to work with.

We highly recommend LMD Architecture to anyone looking for thoughtful, high-quality design and a collaborative, professional experience. They helped turn our vision into a home we truly love.

Every inch of this small lot is dynamically used to fit the contemporary design aesthetic of the homeowner. The lines of the exterior are very much an artistic statement, including the use of textured, warm yet durable building materials. Central to the three-story structure is the sculptural staircase that seamlessly connects all three floors of the home while allowing natural light to fill in the interior spaces. The upper level which includes the kitchen, living room, dining room, and powder room flows to the outdoor viewing deck and its unobstructed views from Catalina Island to Malibu. The bedrooms and bathrooms are located on the middle level, providing a private and restful retreat. The ground floor includes a multipurpose room and bathroom off the garage, designed with the beach lifestyle in mind where the boundary between the outside and inside disappears, creating a harmonious space for the clients to use according to their needs.

“The goal was to develop the property to its maximum capacity, allowing for all the amenities of a larger property. In the beginning, our clients understood the program was aggressive, but they had all the hopes that we would be able to deliver. It was rewarding to witness their satisfaction with all that was accomplished on all counts in this project, particularly with the aesthetics and the efficient use of all corners of the property.” — Luis Murillo, AIA

This warm and spacious home provides a well-balanced combination of slick traditional architecture with clean Mediterranean details. The exterior facade includes a colored plaster design and curvilinear reminiscent of Greek architecture. This structure is balanced with a new outdoor covered sitting area apt to entertain as an outdoor space or as an extension of the adjacent living areas. Designed with entertainment in mind, the open floor plan allows visibility from the kitchen through the dining room, living room, outdoor fireplace seating area and beyond the deck to the ocean views.

Luis’s eye for simplicity but unique look and feel was exactly what we were looking for in our very condensed community of houses in this beach town. As first-time remodelers, he remained patient but steadfast with us, making sure we didn’t veer off from our vision. We love our house, its design, functionality, and uniqueness. Thank you so much Luis!” — Pearl and Greg Bonanni
